Chiswick Fairlawn Grove

One of my favourite projects, my client’s beautiful home required a modernised entrance, from the front gate to the front door. This included a front garden, storage for bicycles, a traditional, decorative wooden fence framing the property and in keeping with the architectural style of Bedford Park Once complete and a year later, my client engaged Ixia London for the second time, to update the large kitchen at the rear of the property and the living area, plus decorating the upstairs rooms and sourcing a carpet runner for the staircase.

My client's home is decorated in a calming palette of whites and is a serene and beautiful space. She was gently encouraged to add colour and we ventured into a palette of greens and soft pinks. Even adding a heavily patterned wallpaper to the master bedroom. The tiles selection for the front garden, step and into the hallway of the house were at centre of our design - purchased from the talented team at London Mosaic

The project evolved in two stages: first, redesigning the front garden with new tiling and storage for bins and bicycles; then, reconfiguring the ground floor, including the kitchen and living area.

To create a grander, more welcoming entrance hall, we explored multiple layout options in CAD, carefully considering both aesthetics and practicality. Working closely with the contractor, we assessed the benefits and costs of opening the hall to the living room—exploring ideas such as a glass partition before deciding to widen and extend the existing doorway. The upper section of the wall was replaced with antique glass, enhancing light flow while maintaining character. Detailed planning and visualisation helped my client confidently make this significant investment in their home.

High quality materials were always going to be important for such a beautiful home. The team at London Mosaic are specialists in the design and supply of Victorian floor tiles and contemporary geometric schemes. Their designs encompass the Georgian, Victorian, and Edwardian periods, including a range of contemporary patterns. London Mosaic It was important to my client that the tiles were not only in keeping but also of the highest quality. In the kitchen we selected beautiful, handmade tiles from The House of Hackney Endlessly inspired by the Victorian age, House of Hackney’s tiles remain faithful to the era. Their earthenware tiles are hand-crafted nineteenth century reproductions, encompassing Britain’s long history of decorative crafts, reflecting the Victorian tradition and celebrating their eternal muse, Mother Nature.

The colour palette for this project was soft, feminine, and naturally elegant. It was a truly enjoyable process, with wonderful client/designer alignment throughout—each new addition bringing excitement and delight! (and little whoops of joy!)

This project included, two fitted wooden alcoves with drawers below, for either side of the fireplace, plus a bespoke wooden bench and fitted cushion. The bench was designed by Ixia London and built/installed by our friends at Fullerton Joinery Co

Lighting specialists John Cullan provided the tiny but mighty joinery lights, beautifully illuminating the two alcoves either side of the fireplace, providing a wonderful ambience in the evening. We have used these tiny light fixtures in many projects, "The Minim" is a precision-engineered miniature LED joinery light. It is a shelf light can be used for recessed task and display lighting suitable for under-shelf lighting and in this case - bespoke cabinetry.

One of the more complex aspects of this project was the supply and installation of three large sliding glass doors at the rear of the property. Having worked with Maxlight before, I knew their expertise would be invaluable. Their wide range of frame colours, custom finishes, and glass options allowed us to achieve a design that was both functional and visually striking. We worked to a tight schedule which was managed by Ixia London.

By collaborating with trusted professionals, reliable suppliers, and a skilled team of contractors, we successfully completed the work while our client enjoyed a holiday in Cornwall. Clear communication and their confidence in us ensured everything ran smoothly and efficiently.

This project was a pleasure, and it was rewarding to see my client and her family so happy with the result. We have stayed in touch, which is a testament to the positive experience we shared throughout the process. Here is her review: "Kirsty is truly amazing at what she does. She really brought to life my vision for the garden & home and made it one hundred times better. She listened to what I thought would work and steered me to a better place!! Full of ideas, always executed with great taste I could not have managed without her. She thought of every last detail, sought out brilliant supplies and researched them meticulously. She was a great negotiator too and always got more value than I was expecting. Nothing was too much trouble, and she always found creative solutions to any unforeseen issues that arose as the garden progressed. I am super pleased with the end result and would not hesitate to use Kirsty again."
