A different brief this time, not from an individual or a family, but from a luxury estate agent with 150 years of history and responsible for marketing £41bn worth of property globally! My brief from Hamptons was to develop an interior design scheme for luxury apartments in Clapham, South London. Sale price of apartment, 2 x bed: £675,000

With a broad target market in mind, the interior design required careful consideration to ensure wide appeal. The apartments, located on the top two floors of the newly built Northcote Road Library and funded by Wandsworth Council, comprise two double bedrooms, two bathrooms, a kitchen-diner, a balcony, and an inviting entrance. Mood boards were developed and presented at the Hamptons headquarters on Pall Mall, where representatives from Wandsworth Council reviewed and approved the design and budget.

The space planning of the bedrooms was a particular focus, being that prospective buyers of these apartments would need to quickly determine the liveability of these spaces by viewing the show flat - designed by Ixia London. This included a requirement to plan wardrobes, bedside tables, work from home spaces as well as dining options.

Quality finishes were chosen throughout and FF&E included all of the furniture required for the show flat - all within an agreed budget.

A largely neutral palette was chosen, with some colour introduced through artwork and floor rugs.

Antique pieces were carefully sourced alongside new furniture, creating a layered effect and to add personality to the rooms. Furniture was sourced from brands such as Olivias, Fishe & Lilly, Tikamoon and Nordic Nest (The budget did not stretch to the window dressings, and this was not in the client brief.)

In this case, the installation was made significantly smoother with the assistance of the site manager Stephanie, whose project management skills were second to none. The building was constructed by MCLH. Ixia London employed our friends at Upper Street Contractors - who were on hand to help with installation and decoration.

The Hamptons sales team required swift access to the show flat to facilitate marketing and sales. With a tight timeline for design, sourcing, and installation, it was essential to create an interior that felt welcoming and appealing to potential buyers. Attention to detail was key, with the Ixia London team carefully styling the apartment with decorative accessories for a flawless finish.
